Müllerstrasse 25 (M25) represents a completely new type of building for the city, building as a micro city! With M25, Berlin breathes through and through: an ensemble anchored in history but also forward looking and experimental. Here the buildings and greenery intertwine on all levels. Layered outdoor spaces allow for a natural transition from public to private spaces, with collective and private spaces for residents and offices. The landscape of M25 is a mosaic of carefully choreographed spaces that serve not only to people but also support Berlin’s biodiversity.
The former large structure of the shopping mall is divided into five distinctive buildings, connected by glass volumes, which serve as a circulation and meeting space for users of different buildings. The highly permeable ground floor contains retail and catering areas, entrances to the elevated inner courtyard, the mobility hub and the underground car park. The ensemble blends into the adjacent urban fabric thanks to the scale of blocks, the robust choice of materials and the color scheme. Heights of buildings vary and along with setbacks of upper floors, a dynamic roofscape of terraces, corridors and rooftop gardens is created. Upper floors are executed in wood and glass, which creates light and playful culmination of the ensemble.
In the inner courtyard, located on the 1st floor, the various facades and public uses create a lively urban square. The 1st floor of the northern block is occupied by a daycare center and neighborhood workshop, which generously open to the inner courtyard for an extended use. The inner courtyard is a place where the building’s past and the future are most literally expressed. The existing grid structure of concrete pillars and beams is retained and used as supporting structure for climbing greenery and play uses. A monumental space with a human scale creates a memorable image for everyone.
M25 is a complex ecosystem that addresses climate protection (reduction of grey emissions & CO2-neutral operation), water storage, microclimate and ecology while providing space for experimentation and innovation. The M25 project aims to be planned, built and operated in a future-oriented, flexible manner and in line with high sustainability standards.
